I attend a lot of listing appointments, and for every seller I encounter, I tell them the same thing: there are three secrets—or keys—to selling your home for the most amount of money in the least amount of time.

The first and most important key is to price the home properly. I’ve been through several listings where I’ve had to take over for other agents who told the seller whatever they wanted to hear and that they could price the home however they wanted. Oftentimes, this results in sellers pricing their homes too high and having it sit on the market for a long time. By the time they finally do adjust the price to its proper amount, buyers are skeptical that there’s something wrong with the house. If you price a home properly up front, it will sell a lot quicker and you’ll net more money from the sale.

The second key is to make sure the home is in great condition. This primarily means making simple repairs around the house, whether that’s a repainting job or a carpet cleaning session. You also need to declutter the interior. You’re moving anyway, so pack up any furniture or materials that don’t need to be laying about and move them into the garage. Remember—less is better.

The third key is marketing the home properly. This starts with picking the right agent who knows what they’re doing. The right agent, for instance, is going to tell you what you need to hear about your home’s price and condition instead of what you want to hear. From there, we’ll use any and all means available to us to market your home, whether that’s online marketing, hosting open houses, or using professional photography.
